Two things a score is not, and what it is.
Not title insurance
A Vestris Score is a title condition score built from the public record. It is not a title insurance policy, a commitment to insure, or an opinion of title, and it does not replace the title search a title company runs at closing. Whether a property can be insured is decided by a licensed title insurer when you close.
Not legal advice
Your report explains what we found in the record and what usually clears it. It is information, not legal advice. For questions about your rights, your deed or a dispute, talk to an attorney licensed in your state.
What a score is
A number from 0 to 100 that summarizes how clean a property’s title record is across six categories: ownership chain, loans and liens, taxes and HOA, judgments and lawsuits, names and signatures, and easements and restrictions. Every point taken off comes with the reason and who can clear it. A high score means the record is routine for a buyer’s lender; it is not a guarantee.
