Written for sellers and buyers.

Every home sale rests on a public record that almost nobody reads until it’s too late. We think the seller should read it first.

Selling a home is the biggest financial move most people make. The market sets the price, the agent runs the showings, and the buyer’s lender runs the title search in the last two weeks. That order is backwards. The title record was written years ago, in a courthouse, by people who had nothing to do with this sale. It is the only part of the deal that was decided before anyone listed.

When something in that record is off, the sale goes backward. An old loan never released. A lien from a contractor paid in cash. A name spelled two ways on two deeds. None of it is dramatic. All of it takes weeks, and the weeks land right when the rate lock is running out.

We built Vestris Score so that this happens earlier, to the seller, on purpose. A number from 0 to 100, the reason behind every point, and who clears what. Then a badge any buyer can read.

WHAT WE HOLD TO

01 · The record is public. The reading should be too.

Every deed and lien is on file for anyone to see. We make it readable in a day, in plain English, for the price of a dinner.

02 · Know before the buyer does.

Whoever reads the record first holds the timeline. We think that should be the seller, and a buyer who checks is a buyer who closes.

03 · A number, not a verdict.

A score tells you what’s open and how much it matters. It is not insurance and it is not legal advice. It is the thing you check before you decide.

04 · Pay when it’s ready.

Nothing up front. If we can’t score a property, you owe nothing.

05 · Clear what’s yours.

Most open items are the seller’s to fix. We say which, how long each takes, and who to send the letter to. The title company finishes the rest.

Clear title is not a closing document. It’s a listing decision.
