Four steps from the address to a title the buyer’s lender can’t slow down. Most sellers finish the first three in a day.
01 · Enter your address.
That’s all we need to start. No card up front. We find the parcel in the public record and confirm it’s the right house before we do anything else.
02 · We read the record.
Every deed, loan, release, lien and easement recorded against the property, plus tax and HOA filings. We score what we find in six categories, the same six a buyer’s lender will look at.
03 · Your score arrives within a day.
A number from 0 to 100 and the reason behind every point taken off, in plain English. You pay only when it’s ready, and only if we could score the property.
04 · Clear what’s yours, then list.
Each open item says who clears it and how long it takes. When you’re done, share the public badge with buyers and hand the file to the title company you choose.
What we check
Six categories, the same six a buyer’s lender reads: Ownership chain, Loans & liens, Taxes & HOA, Judgments & lawsuits, Names & signatures and Easements & restrictions. Every point taken off comes with the reason and who clears it.
What it costs
Requesting a score is free. When it’s ready you choose a plan on the pricing page, and you pay then. If we can’t score the property, there’s nothing to pay.
